How Much House Can I Actually Afford in Ontario?

Before you start touring homes, understand what your budget could look like — from your down payment to your monthly mortgage costs.

Ontario Home Buying Guide | Updated October 2026

Your budget is more than just the listing price.

The right purchase price depends on household income, available savings, existing debt, mortgage rates, property taxes and ongoing ownership costs. Mortgage approval and comfortable affordability are not always the same thing. The goal is to understand both what a lender might approve and what fits your lifestyle.

01

Household income

Lenders look at income stability and your existing debt commitments to decide what you can qualify for.

02

Down payment

Your savings set the minimum down payment, whether mortgage insurance is required, and which purchase-price thresholds apply.

03

Monthly ownership costs

Principal, interest, property taxes, insurance, utilities, maintenance and any condo fees all shape what feels comfortable.

FAQ

Common Affordability Questions

How much mortgage can I qualify for in Ontario?

It depends on your income, debts, down payment, property costs and the qualifying (stress-test) rate. Lenders typically compare your housing and total debt costs to your income. The calculator above gives an illustrative starting point; only a lender or licensed mortgage professional can tell you what you actually qualify for.

Does a bigger down payment lower my monthly payment?

Generally, yes. A larger down payment means a smaller mortgage and lower principal and interest payments. Reaching 20% down also removes the mortgage insurance premium that is otherwise added to your mortgage.

What is the difference between pre-qualification and pre-approval?

A pre-qualification is an informal estimate based on information you provide. A pre-approval is when a lender reviews your documents and credit and offers a conditional rate hold. Neither is a final mortgage approval, which happens after a specific property is reviewed.

What closing costs should I budget for in Ontario?

Common costs include Ontario land transfer tax (plus Toronto's municipal tax in Toronto), legal fees, title insurance, adjustments, home inspection, and sales tax on any mortgage insurance premium. First-time buyers may be eligible for land transfer tax refunds; eligibility must be confirmed.

Does checking affordability affect my credit score?

Using this calculator does not run a credit check and does not affect your credit. A formal mortgage pre-approval usually involves a credit check, which a mortgage professional can explain before it happens.
